The Fall Market Is Shifting

As we move into September 2026, many buyers in Ashburn and Chantilly are asking the same question: are buyers finally gaining more buyer leverage?

The answer is yes, but it depends on the home, price range, condition, and property type. The latest July 2026 housing data from the Northern Virginia Association of Realtors® shows active listings increased to 3,025 homes, up 19.6% from one year earlier. Months of supply also increased to 2.13, giving buyers more choices than they had last year.

What Buyer Leverage Means Right Now

Buyer leverage does not always mean a huge price reduction. Sometimes it means more time to compare homes, better inspection terms, closing-cost help, or room to negotiate repairs.

NVAR reported that Northern Virginia homes averaged 21 days on market in July 2026, up 5.0% from July 2025. The median sold price was $750,000, down 1.3% year over year. That suggests buyers may have more negotiating room than they did during the tightest part of the market.

Ashburn Buyers Have More Options

Ashburn remains one of Loudoun County’s most desirable markets. Buyers are drawn to the area’s planned communities, schools, commuter routes, shopping, and strong employment base.

Loudoun County is also home to one of the largest concentrations of data centers in the world, which continues to support the area’s technology-driven economy.

Still, buyer leverage is improving in some Ashburn situations. NVAR reported that Loudoun County active listings increased 8.5% in July 2026, while months of supply rose to 1.96. Loudoun’s median sold price also increased 7.4% year over year to $813,000, so buyers should not assume every seller is flexible.

Chantilly Still Rewards Prepared Buyers

Chantilly continues to attract buyers because of its access to Route 50, Route 28, I-66, Dulles Airport, and nearby job centers. Fairfax County notes that Route 28 provides access to Dulles International Airport, the Dulles Access Road, and the Dulles Greenway.

That location keeps demand active. However, buyer leverage may appear when a home needs updates, is priced too high, or competes against similar listings.

Mortgage Rates Are Part of the Shift

Mortgage rates also affect buyer leverage. Freddie Mac’s PMMS archive showed the 30-year fixed mortgage rate at 6.66% on July 30, 2026. When rates remain elevated, some buyers become more cautious, which can create opportunities for prepared buyers.

Conclusion: Strategy Matters This Fall

This fall, Ashburn and Chantilly buyers may have more buyer leverage, but it is not automatic. The best homes can still move quickly, especially when they are priced correctly and show well.
