August Market Update for Northern Virginia Buyers

As we head into August 2026, Chantilly and Reston buyers are still navigating a competitive Northern Virginia real estate market. Homes are not moving at the extreme pace we saw during the hottest years, but the latest market update shows that well-priced homes are still attracting serious attention quickly.

According to the Northern Virginia Association of Realtors®, using Bright MLS data as of July 9, 2026, Northern Virginia homes spent an average of 19 days on the market in June 2026. That was down 5.0% from June 2025, which means homes were moving slightly faster than they were one year earlier. The region also recorded 1,919 closed sales, up 3.9% year over year, and a median sold price of $810,000, up 5.2%.

What Days on Market Tells Us

Days on market is one of the clearest signs of buyer demand. When homes sell quickly, it often means buyers are watching closely, inventory is still limited, and correctly priced homes are standing out.

This market update also shows that Northern Virginia is moving faster than the national market. NVAR reported that local homes averaged 19 days on market in June, compared with 28 days nationally. That gap matters for buyers in Chantilly and Reston because it shows that our local market still requires preparation and timing.

What This Means in Chantilly

Chantilly continues to appeal to buyers who want access to Route 50, Route 28, Dulles Airport, nearby employment centers, shopping, and established neighborhoods. While days on market can vary by subdivision, price point, and property condition, the broader Northern Virginia numbers tell buyers not to wait too long when a strong home appears.

For this market update, my advice is simple: if you are serious about buying in Chantilly, have your financing ready, understand your price range, and know your offer strategy before you start touring homes.

What This Means in Reston

Reston remains attractive for buyers who want trails, parks, Metro access, Reston Town Center, and a convenient Fairfax County lifestyle. In Reston, property type can make a big difference. A well-updated townhome near commuter routes may move differently than a condo or a single-family home needing work.

Inventory is improving, but it is still not a buyer’s free-for-all. NVAR reported 2,816 active listings in Northern Virginia in June 2026, up 12.1% from June 2025. Months of supply rose to 1.98 months, but that is still well below the level normally associated with a balanced market.

Mortgage Rates Are Still Part of the Timing

This market update is not only about days on market. Mortgage rates also affect how quickly buyers are willing and able to act. Freddie Mac reported the average 30-year fixed mortgage rate at 6.55% on July 16, 2026, while the 15-year fixed averaged 5.93%.

When rates, inventory, and days on market all shift at the same time, buyers need a clear plan. A small change in rate or price can affect monthly payment comfort and offer confidence.
